PHOTO RENDERING - RETOUCHING
Whether you are siting a new project, building a new project, landscaping or remodeling an existing one, photo renderings are an invaluable illustration and presentation tool. Because most people can't see what your vision is without an illustration in front of them, photo renderings can communicate something that does not exist yet and are a dynamic way to feature a property in a different setting, season or landscape.

EXAMPLE ONE: THE EVOLUTION OF A PHOTO RENDERING - CHELSEA BROWNSTONE RENOVATION FOR CELEBRITY NEW YORK CITY REALTOR MICHAEL BOLLA

Celebrity Realtor/Property Developer, Michael Bolla, engaged us to document his meticulous restoration of an historic Chelsea brownstone. This entailed our visiting the property over many months, cameras in hand, and shooting the entire process from demolition thru to the Open House.

In order to get a jump on listing the property and not having to wait until it was ready for final photography, we created a photo realistic image in advance that was used for promotion in the weeks leading up to the completion of the project.

Most of the indiviual building elements had to be photographically replaced. Working from the Landmark guidelines, a similar cornice was found on a neighboring building and photographed and digitally restored.

The new clean brick facade, minus the fire escape, was rebuilt using photos of sections of the original wall face together with other photos of similar structures that met the criteria.

Original photo with fire escape and parked mobile office.
Create temporary front facade and window positions, add cornice.
Add windows, sills and lintels, and blue sky.
Lighten brick facade and add weathered shading.
Add window treatments, chimney, reconstruct courtyard and fencing, clean up adjoining buildings
Add blooming cherry tree, a new front door, column details, and entrance and interior lighting.

EXAMPLE TWO: CREATE A MATCHING SET OF TWENTY BUILDING PORTRAITS FOR UPPER WEST SIDE MANAGEMENT COMPANY - COPPERWOOD REALTY
TEN OF THE FINAL RENDERINGS
PROJECT NOTES: This project involved giving twenty of their buildings a digital facelift for their new website. The instructions were: no people, no cars, no sun shadows. To accomplish this required several visits to each location, co-ordinating the visits to accommodate clear weather, trash pickup, and working around daily obstructing delivery trucks and city utility vehicles, road repair and other endless obstacles in order to get clear shots. Each building was photographed in sections and then reassembled to create a single composited image free of cars, scaffolding, people and obstructions etc. The final composite was then digitally cleaned of weather damage to facades, broken and missing architectural elements, hanging wires etc. The final touch was the bright blue sky added to each.

The work was delivered in various file resolutions to accommodate both web and print usage. The project took 60 days to complete.

Here are a few samples showing our starting photo on the left and then the completed digital facelift on the right.
